Unit Availability: If unit has been turned over and is move-in ready, it will show on our unit vacancies. We do not advertise units that are not move-in ready. We require anyone interested in one of our units to be prescreened (answer a few questions) before scheduling a showing. Requirements to Apply in Oakland, California: - Application and credit check is required on anyone 18 years or older and living in unit.
- Monthly NET income should be at least 2.5 times the monthly rent amount.
- Must have a positive landlord reference, showing current proof of payments for a miminum of 12 months. This can be a property manager, owner, family member, roommate, or friend.
- Must have no evictions, judgements, owe a landlord any money, or had any lease violation notices served to you or your rental property.
- If employed, you must be at current employment for a minimum of 1 year.
- Proof of verifiable income: 3 months of current paystubs, bank statements for 3 months, SSI/SSD award letter, or current W-2 (if applying prior to June of current year)
- Valid state issued picture ID Card and Social Security Card.
- A credit score of 600+. A lower credit score will be considered if it is due to not having credit.
- One cat is allowed with an additional $25.00 monthly rent and 2x the security deposit will be required.
- NO DOGS OR LARGE AQUARIUMS. No exceptions.
- Application Fee: $45.00
- Signed Background Check Authorization Form for each applicant.
- Must have funds to move at this time. Move-in costs are first month's rent and security deposit. We do not hold units longer than 30 days and a holding fee is required.
Your application will only be considered, if: - Electronic or paper application is complete (no blanks).
- Background Check Authorization Form is complete and returned.
- All documents for income verification have been submitted and meet income requirements.
- All ID verifications have been submitted.
- Application fees paid.
Reasons not to apply: - Have not been at my current job for over 12 months.
- I have a delinquent balance with my current landlord (does not matter how bad your landlord is).
- I don't have the move in costs currently.
Oakland, California Rental Application Requirements to Apply in Chicago, Illinois: - Application and credit check is required on anyone 18 years or older and living in unit.

- The Owner/Manager must be able to provide rental reference.
- Copy of tenant ledger, showing timely payments.
- Applicant must receive positive landlord references from all previous landlords up to 5 years prior.
- Must have no evictions, judgements, owe a landlord any money, or had any lease violation notices served to you or your rental property.
- If employed, you must be at current employment for a minimum of 1 year.
- Proof of verifiable income: 3 months of current paystubs, bank statements for 3 months, SSI/SSD award letter, or current W-2.

- A credit report that does not reflect repetitive delinquency issues.
